A blockage anywhere backs water up into everyone’s system. Cleaning only your section achieves nothing. You need the whole run cleared end to end, which means coordinating with neighbors or the strata to share the work fairly.

A single run means a single point of failure. If unit 3 has a blockage, water spills over unit 4’s window. If the downspout at the end doesn’t drain, every unit upstream is at risk. If your complex has a strata, we coordinate with the manager or secretary. They own the responsibility—and the liability—for maintaining common property. If there’s no strata, we help explain to the neighbor group what the system needs and give a quote for the whole run. Some groups have someone who naturally coordinates; others split costs equally. Access and trees

Townhouse complexes often have tight spaces between units and fenced patios. Some have no side access at all—you have to ladder from the front or access from the roof. Others have parking stalls positioned so close that the only safe ladder position is in someone’s reserved spot, which means we coordinate with whoever parks there. We’ve worked complexes all over Victoria and know how to route the work safely, whether that means multiple ladder positions or roof access.

Why can't I just clean my own gutter if I'm in a townhouse?

The gutter isn't just yours. It's a continuous run that serves all the units. A blockage anywhere—even in someone else's section—backs water up into everyone's system. Only end-to-end cleaning solves the problem. Clearing just your section leaves the rest of the run clogged, and water can still pool and spill into your unit from upstream.

Do neighbors have to be present during cleaning?

No. We coordinate with whoever manages the building or the neighbor group, but you don't all need to be there. If there's a strata, we work with the manager. If there's no strata, we can explain the situation and arrange a time that works for the group.

How do you coordinate with the strata or property manager?

We contact them, explain what the system needs, and work within their calendar and budget. The strata often owns the common property, including the gutter, so they're responsible for maintaining it. We handle the coordination and the work, then report back on what we found.

What if there's no strata and neighbors won't cooperate?

We can meet with the group, explain why the gutter system is shared and why end-to-end cleaning matters. Once people understand that a blockage anywhere affects everyone, most groups see the sense in it. We'll work with however you decide to organize it.

Are shared downspouts a problem?

Not if they're clear. But if a downspout is blocked, it backs up into multiple units at once. We flush downspouts completely from top to bottom and make sure water flows freely all the way to the ground or to the drainage system.

What happens to water that drains from the downspout?

We check where it actually terminates—into grade-level drainage, onto a splash block, into a buried perimeter tile system, or out onto a neighbor's property. We flag any spots where water pools instead of flowing, or where it drains the wrong way.

Do you charge each unit separately or do we split one bill?

We quote the entire run as one job. How you split the cost—whether each unit pays equally, or one unit coordinates and collects—is between you and your neighbors or your strata. We work with whatever arrangement you choose.

How often do townhouse gutters need cleaning?

Twice a year is standard: once in late fall after leaves drop, and again in spring. If your complex has heavy tree cover, three cleanings a year might make sense. We'll assess your specific location and make a recommendation.

What if the only ladder position is in a neighbor's parking spot?

We coordinate with that neighbor. Once they understand the work is for everyone's benefit, most agree to let us use the spot. We can also roof-access if the pitch allows safely. We'll assess the layout and find a solution that works.

Can you access gutters if the back patios are fenced?

Many townhouse complexes have fenced patios, and we can usually work around them. We access from the side, from the front, or from the roof depending on what's available. Some complexes have shared access lanes. We assess the layout and find the safest route in.
